The repair-or-replace question is normally answered by comparing two numbers, and the comparison is misleading because the two numbers describe different products with different lifespans.

A repair buys a few more years on an existing structure. A deck rebuild replaces the framing as well as the surface, and buys decades. Comparing their prices without comparing their horizons is how homeowners end up repairing the same deck three times.

Four questions settle it more reliably than any estimate.

Question One: Is the Ledger Sound

This is the gate. Everything else is secondary.

If the connection to the house is failing, or if water has been getting behind it, the repair scope necessarily includes removing the ledger, exposing the house framing, and dealing with whatever is found there. That is most of the work of a rebuild already.

A deck with a compromised ledger and otherwise sound framing is an unusual combination, because the conditions that damage a ledger, standing water and poor detailing, tend to have been present everywhere else too.

So a bad ledger is a strong indicator toward replacement, not because the deck is beyond repair but because the repair has already grown into the larger job.

Question Two: How Much of the Framing Is Affected

The useful threshold is roughly a third.

Below it, targeted repair generally makes sense. Individual decayed joists can be sistered or replaced, a post base can be corrected, hangers can be upgraded. The remaining structure carries on.

Above it, the arithmetic inverts, for a reason that is easy to overlook. A partial repair inherits the remaining structure. New joists between old ones do not extend the life of the old ones. The deck’s life is set by its worst remaining components, so a repair that replaces half the framing has produced a deck that will need the other half addressed within a few years, at which point access is worse and the surface has to come off again.

The labor in deck repair is substantially in access: removing decking to reach framing, and reinstalling it afterward. Doing that twice for one deck’s worth of framing is the expensive path.

Question Three: Does Code Compliance Trigger

Code requirements apply to replaced structure. This is the question that converts projects, and homeowners rarely see it coming.

An existing deck built to an older code is generally allowed to remain as built. Replace enough of it and the replaced portion has to meet current requirements, which on decks have tightened considerably over successive cycles.

Guardrail height requirements have increased over past code cycles, along with baluster spacing, guard load requirements, ledger fastening schedules and footing specifications.

The practical effect is that a substantial repair on an older deck frequently cannot reproduce the deck that was there. Rails come up in height, spacing closes, the ledger fastening is brought to current schedule, and footings may need attention. Each of those is reasonable individually. Together they mean the repair is delivering a partly-new deck at repair prices plus compliance work, which is usually within reach of a rebuild.

Question Four: Can the Materials Be Matched

Pressure-treated lumber dimensions have changed over time, as have preservative formulations and the hardware compatible with them.

On an older deck this produces small, cumulative difficulties. New lumber may not sit flush with old. New hardware appropriate for modern treatment may not suit the existing members. Decking profiles from a discontinued product line cannot be matched at all, which on a partial board replacement means a visible patch or replacing the whole surface.

None of these are insurmountable. All of them add labor to a repair, and they are the reason repair quotes on older decks come with more contingency than a rebuild quote does. A rebuild has no matching problem, because everything is new.

The Mid-Option Nobody Is Offered

There is a third path that fits a specific and fairly common situation, and it is rarely proposed because it does not fit either of the two things contractors normally sell.

The situation: framing is sound, the ledger is sound, the surface is worn out, and the guardrail is dated or non-compliant.

The path: keep the substructure, replace the decking and the rail system, and take the opportunity while the boards are off to add what the original build lacked. Joist tape along the top of every joist. Flashing corrected where it can be reached. Blocking added between joists to remove bounce. Hangers and fasteners upgraded where corroded.

The result is a deck that looks new, complies currently at the rail, and has had its main decay pathway closed, at meaningfully less than a rebuild. It works only when the framing is genuinely sound, which is why the assessment has to come first and why it cannot be quoted from a photograph.

The Local Detail

Reading across rather than down is the point. A repair that gains five years for forty per cent of a rebuild is a worse deal than the percentage implies, because the clock restarts almost immediately and the access labor is spent again.

The middle column is where most older decks in sound condition actually belong, and it is the one least often quoted because it requires an assessment before a price.

What the Standard Advice Misses

Published repair-or-replace guidance almost always offers a percentage rule: replace when repair exceeds some share of replacement cost. It is a reasonable heuristic for appliances and a poor one for structures, because it ignores the horizon. A repair costing forty per cent of a rebuild and lasting five years against a rebuild lasting thirty is not a good deal at any percentage.

The second omission is the compliance trigger. Very little consumer guidance mentions that replacing structure invokes current code, and it is the factor most likely to move a project from one category to the other after the quote was accepted.

The third is that the assessment is worth paying for on its own. Homeowners tend to seek quotes, which are free and are therefore produced quickly and from limited information. A proper look underneath, with a written finding, is a different product and a better basis for a decision than three quotes produced from the same brief walk-around.
